We’ve been busy lately across Surrey, from Guildford to Farnham, helping folks get their homes ready for the future. It’s funny because almost every house we walk into, we see the same things happening. People are basically throwing money out the window without even realizing it. Energy prices aren’t getting any lower, so we thought we’d put together a list of the most common mistakes we see and how you can fix them.

Look, we get it. You’re busy, you’ve got a million things to do, and the boiler in the cupboard is the last thing on your mind until it stops working. But a few small changes can make a massive difference to your bills and how cozy your home feels.

1. Thinking "Bigger is Better" for Your Boiler

One of the biggest mistakes we see in places like Bordon and Aldershot is homeowners insisting on the biggest boiler they can find. They think if they get a massive unit, it’ll heat the house faster or handle the showers better. Actually, an oversized boiler is a nightmare for efficiency. It "short-cycles," which means it turns on and off constantly because it reaches its target temperature too fast. This wears out the parts and uses way more gas than a correctly sized unit.

If you’re looking at a boiler installation, you need a professional to do a proper heat loss calculation. We don't just look at the number of radiators; we look at the windows, the insulation, and how you actually use the house. Getting the right size means the system runs longer at a lower, more efficient flame, saving you a packet in the long run.

2. Treating the Thermostat Like an Accelerator Pedal

Who hasn't come home on a freezing day in Guildford and cranked the thermostat up to 30 degrees? We’ve all done it, thinking it’ll heat the house up faster. Spoilers: it doesn't. Your heating system works at one speed. Setting it to 30 just means it won’t stop until the house is a literal sauna, wasting a huge amount of energy in the process.

The fix is simple but takes a bit of patience. Set it to a comfortable 18-21 degrees and leave it. Better yet, get a smart thermostat. We’ve been installing a lot of these lately as part of our home improvement projects. They learn your routine and can even turn the heat down when you leave the house. No more heating an empty building!

3. Ignoring the "Vampire" Loads

You’d be surprised how much energy is sucked out of your home by things that are "off." TVs on standby, phone chargers left in the wall, and that old microwave in the kitchen. In the trade, we call these vampire loads. Individually they don't seem like much, but across a whole house in Farnham, it adds up to a lot of wasted electricity every year.

If you really want to fix this, look into battery storage. We’ve been talking to a lot of clients about combining PV solar panels with a battery system. That way, any energy you do use (including those pesky standby lights) comes from the sun you captured during the day, rather than the grid. It’s about being smart with what you’ve got.

4. Letting the Heat Escape Through the Gaps

You can have the most efficient combi boiler in the world, but if your house is as leaky as a sieve, you’re fighting a losing battle. We often see people spending thousands on a new kitchen or bathroom but ignoring the draughty front door or the gaps around the windows.

Check your seals. If you can feel a breeze coming through a closed window, you’re losing money. Use some simple weather stripping or draught excluders. Also, don't forget the loft. If your insulation hasn't been topped up in ten years, it’s probably compressed and not doing much. A bit of extra wool up there is one of the cheapest ways to slash your heating bills. We see this all the time when we’re doing building maintenance – simple fixes that make a world of difference.

5. Skipping the Annual Service and Power Flush

This is a big one. A lot of people think that if the heating is working, there's no need to call us. But inside your radiators, sludge and "black magnetite" are building up. This gunk slows down the water flow and makes your boiler work twice as hard to get the house warm.

We always recommend a regular service and, every few years, a power flush. We use a Kamco machine to blast all that rubbish out of the pipes. It’s like a detox for your heating system. After a flush, radiators heat up faster and there house feels much warmer without turning the dial up. It’s eco-conscious because you’re using less fuel to get the same result.

6. Keeping the "Old Beast" Running

We all have that one appliance that’s been there since the 90s. Maybe it’s the old boiler in the garage or a fridge that hums like a jet engine. People say, "It still works, why change it?" Well, it might work, but it’s probably costing you three times as much to run as a modern version.

If your boiler is over 12-15 years old, it’s likely a non-condensing model. These are about 60-70% efficient at best. Modern ones are 90%+. For residents in Bordon or surrounding areas, switching to a modern eco-friendly boiler or even an Air Source Heat Pump (ASHP) is the single biggest move you can make. ASHPs are amazing because they take heat from the outside air (even when it’s cold!) and move it into your home. It’s the future of heating, and we’re doing more and more of these every month.

7. Heating Rooms You Aren't Using

Why heat the spare bedroom or the dining room at 10 PM if everyone is in the lounge? Most older systems in Surrey have one thermostat for the whole house. If that’s you, you’re wasting energy heating rooms that don't need it.

The fix is Thermostatic Radiator Valves (TRVs). These allow you to set different temperatures for every room. Keep the lounge cozy and the bedrooms cool. It’s a simple plumbing job, but it gives you so much more control. When we do bathroom renovations, we always make sure the new towel rails and radiators have proper controls so you aren't sweating in the shower while the rest of the house is freezing.
